Uniform Mortgage Data Program
The creation of the Uniform Mortgage Data Program® (UMDP®) created a means for Fannie Mae and Freddie Mac to efficiently and cooperatively provided industry and housing market benefits by standardizing mortgage delivery data through the Uniform Loan Delivery Dataset® (ULDD®) and appraisal data through the Uniform Appraisal Dataset (UAD). Fannie Mae and Freddie Mae are now working together to expand the Uniform Mortgage Data Program® (UMDP®) to include servicing data standards, called the Uniform Mortgage Servicing Dataset (UMSD). The UMSD will define a standard dataset that will facilitate data exchange between servicers and investors with standardized definitions and formatting. Property Valuation Services, Inc. has established a direct integration with the GSEs which allows us to provide our clients with near instantaneous uploads to the Uniform Collateral Data Portal® (UCDP®) and the ability to provide successful submission reports (SSRs) to our clients.
Uniform Appraisal Dataset
At the direction of the Federal Housing Finance Agency (FHFA), Fannie Mae and Freddie Mac worked together to develop the Uniform Appraisal Dataset® (UAD®) in an effort to enhance appraisal data quality and consistency as well as promote the collection of electronic appraisal data. As of September 1, 2011, the UAD standardized certain data points whereby providing consistent appraisal reporting regardless of geographic location. Property Valuation Service, Inc. staff and affiliate appraisers unequivocally adhere to the standards and requirements of the UAD.
